9.4.2 Demolition of rooming accommodation code

9.4.2.1 Application

(1) This code applies to assessing assessable development for building work where this code is an applicable code identified in the assessment benchmarks column of a table of assessment for building work (section 5.7).

Editor’s note—Rooming accommodation for low-cost accommodation is often known as a ‘boarding house’. Boarding houses are registered as residential services with the Queensland Government.

Note—Part 5, section 5.3.4 identifies the circumstances where building work is prescribed accepted development.

(2) When using this code, reference should be made to section 1.5 and section 5.3.3.

Note—The following purpose, overall outcomes, performance outcomes and acceptable outcomes comprise the assessment benchmarks of this code.

9.4.2.2 Purpose

(1) The purpose of the Demolition of rooming accommodation code is to assess the suitability of building work for removal, demolition or partial demolition of part of rooming accommodation registered as a boarding house.
(2) The purpose of the code will be achieved through the following overall outcomes:
(a) Building work for removal, demolition or partial demolition of a rooming accommodation:
(i) retains low-cost housing in the form of rooming accommodation that contributes to the stock of low-cost and special needs accommodation in the local neighbourhood; or
(ii) otherwise maintains a similar supply of low-cost or special needs housing options for residents in the local neighbourhood.

9.4.2.3 Performance outcomes and acceptable outcomes

AO1
Development ensures that the nature of the removal, demolition, or partial demolition of rooming accommodation:
(a) does not reduce the gross floor area dedicated to rooming accommodation purposes; or
(b) is associated with construction of new rooming accommodation, community residence or relocatable home park.
